Basement egress windows are often installed when homeowners want to add natural light, improve ventilation, or create a basement bedroom or other habitable space. But an egress window is more than a standard window installed in a foundation wall. Its purpose is tied to emergency escape and rescue, so the opening, window, well, access, and surrounding construction need to be planned together.

Massachusetts has its own state building code, 780 CMR, based on national model codes with Massachusetts amendments. The tenth edition is currently in effect, and local permitting and project-specific requirements should be confirmed before construction. Massachusetts State Building Code — 780 CMR.

What an Egress Window Does

An emergency escape and rescue opening is intended to provide a usable way out of a space when the normal exit route is not available. That means the opening has to be usable by the occupants and accessible to emergency responders where required.

For basement work, the challenge is that the foundation wall is below grade. Installing a window may require cutting the foundation, excavating outside, constructing a window well, managing drainage, and ensuring the finished opening meets applicable requirements.

Because these dimensions and conditions are code-sensitive, homeowners should not select a window based only on its rough opening size or appearance. The complete assembly needs to be evaluated.

Plan the Opening and Window Well

The first planning question is where the window can realistically be installed. Foundation walls may contain structural reinforcement, utilities, plumbing, electrical systems, or other conditions that affect the location. The interior layout also matters because furniture, partitions, stairs, and finished walls can interfere with access.

Outside the foundation, the window well must provide the space needed for the window to open and for a person to use the opening as intended. The surrounding excavation also has to be stabilized and protected from runoff and soil movement.

The window well should not be treated as a decorative box around the window. Its dimensions, construction, drainage, cover if used, and relationship to grade all affect the performance of the installation.

Drainage Matters

A new opening below grade creates a new location where water must be managed. If the window well fills with rainwater or snowmelt, the basement can develop a problem that did not exist before the installation.

For that reason, drainage should be planned before the excavation is completed. Depending on the site, the solution may involve a drained well, connection to an appropriate drainage system, grading adjustments, or another method suitable for the property.

The soil around the foundation also matters. Excavation can change how surface water reaches the foundation, and disturbed soil may settle after construction. The finished grade should direct water away from the opening and foundation.

Installation Considerations

Installing an egress window in a masonry or concrete foundation requires more than cutting an opening and setting a window. The opening has to be created carefully, the foundation condition must be considered, the window must be installed according to its requirements, and the surrounding area must be waterproofed and finished appropriately.

Window wells can also require ladders or steps depending on their depth and the applicable code provisions. The exact requirements should be checked against the current Massachusetts code and the local building department rather than relying on an older rule found online.

Energy performance should also be considered. A basement window becomes part of the building envelope, so air leakage, water management, insulation around the opening, and the window's performance characteristics matter after installation.

The exterior grade around the new window is another critical detail. The finished grade should shed water away from the opening rather than toward it, and the excavation should be restored in a way that minimizes settlement and erosion. A well-designed installation therefore involves excavation and drainage work as well as window installation.

Homeowners should also think about the finished interior. The new opening changes the wall assembly, trim, insulation, air sealing, and potentially the location of furniture or partitions. Coordinating these details before the opening is cut helps avoid a situation where the window technically fits but creates problems elsewhere in the room.

Professional tip: Plan the window, foundation opening, window well, drainage, and interior finish together. Treating them as separate purchases often creates conflicts during installation.

Common questions

<details>
Does every basement need an egress window?

Not every basement has the same requirements. Egress requirements depend on how the space is used, the building configuration, and applicable code provisions. A basement used for sleeping or other habitable purposes may have specific emergency escape requirements.
</details>
<details>
Can an egress window be installed in a concrete foundation?

Yes, it can be possible, but the work requires careful planning of the foundation opening, structural conditions, waterproofing, drainage, and the window well.
</details>
<details>
Does a basement egress window require a window well?

When the window is below grade, a well is commonly needed to provide the exterior clearance and usable opening conditions. The exact design depends on the site and applicable requirements.
</details>
