Published: September 28, 2026By Edmar

Why the Cleaning Method Matters

Brick and stone cleaning is not simply a matter of using the strongest available pressure or chemical. Masonry surfaces vary in porosity, hardness, age, finish, and condition. Mortar joints can also be more vulnerable than the masonry units themselves. A cleaning method that is acceptable for one surface can damage another, which is why the material and the type of stain should be considered before work begins.

Identify the Type of Staining First

Common exterior masonry staining can come from ordinary dirt, organic growth, rust, runoff, smoke, mineral deposits, or efflorescence. These conditions do not all respond to the same treatment. Efflorescence, for example, is associated with soluble salts moving through masonry with moisture and appearing as a powdery deposit on the surface. Removing the visible deposit without addressing recurring moisture may not prevent it from returning.

Use Gentle Methods Before Aggressive Ones

A sensible approach is to begin with the least aggressive method that can reasonably address the problem. Depending on the surface, this may involve water, a suitable masonry-cleaning solution, soft brushing, and controlled rinsing. Strong pressure or harsh chemicals should not be the default. Testing an inconspicuous area first can reveal how the masonry, mortar, and finish react before the entire surface is cleaned.

Pressure Washing Brick and Stone

Pressure washing can be useful for some exterior surfaces, but excessive pressure or an inappropriate nozzle can erode mortar, damage softer masonry, force water into joints, or create visible surface changes. The appropriate equipment and technique depend on the material and condition. If a wall or feature is already deteriorated, cleaning may need to wait until damaged areas have been evaluated and repaired.

Cleaning Efflorescence

Efflorescence is often a symptom of moisture movement rather than simply a dirty surface. A homeowner may be able to remove light deposits using an appropriate dry or gentle cleaning method, but recurring efflorescence deserves investigation. Gutters, downspouts, drainage, grading, cracks, and other sources of water should be considered when deposits repeatedly return.

When Professional Cleaning Is Appropriate

Professional help can be worthwhile when stains are extensive, the masonry is old or fragile, the cause of staining is unclear, or previous cleaning has changed the surface. A contractor can evaluate the material and surrounding conditions before recommending a method. This is particularly important for historic, decorative, or visibly deteriorated masonry where aggressive cleaning could cause permanent damage.

Cleaning as Part of Masonry Maintenance

Cleaning should be viewed as one part of masonry maintenance rather than a substitute for repair. Once a surface is clean, it is often easier to see cracked joints, loose units, drainage problems, and other conditions that need attention. For properties in Marlborough and Eastern Massachusetts, Eddy's Construction & Masonry can evaluate masonry conditions and discuss cleaning or related repair work based on the needs of the property.

Protect Surrounding Materials During Cleaning

Cleaning a masonry surface can affect nearby windows, painted trim, landscaping, metal components, sealants, and other finishes. Before cleaning begins, surrounding materials should be protected and runoff should be controlled. A professional approach considers where the cleaning solution and rinse water will go rather than treating the masonry as an isolated surface. This is especially important when a building has multiple exterior materials with different tolerances.

Cleaning Does Not Replace Repair

A clean wall can still have deteriorated mortar, loose units, cracks, or moisture problems. Cleaning may make these conditions easier to see, but it does not correct them. After cleaning, the surface should be inspected again so that newly visible defects can be documented. If the objective is property maintenance, cleaning and repair should be considered as related but separate tasks with different purposes.

Plan the Work Around the Whole Property

The appearance of masonry can also change naturally with age, weather, and surrounding landscaping. Not every variation in color or texture is a defect that needs to be removed. Before cleaning, homeowners should consider whether the goal is to remove harmful buildup, address a specific stain, prepare the surface for repair, or simply change its appearance. Defining the purpose helps prevent unnecessary cleaning and makes it easier to choose a method that protects the existing masonry. When the surface is part of an older or distinctive property, preserving the existing character can be as important as achieving a brighter appearance.

A Practical Maintenance Approach

For homeowners, the most useful principle is to treat masonry as part of a complete exterior system. The wall, joints, drainage, roof runoff, grading, adjacent hardscape, and seasonal exposure all interact. A repair or maintenance decision is more likely to provide a durable result when those surrounding conditions are considered at the same time. If a condition is unclear, documenting it and requesting an evaluation is preferable to applying a product or making a repair based only on appearance.

Related Masonry & Stone Resources

For related guidance, explore Masonry & Stone Care Masonry Repair Weather Protection Brick and Stone Repointing.
