Published: September 28, 2026By Edmar

Why Weather Protection Starts With Water Management

Brick and stone can withstand substantial weather exposure, but recurring moisture can increase the risk of deterioration. Water may reach masonry through rain, runoff, defective gutters, poor grading, cracks, deteriorated mortar, or drainage problems. Protecting masonry therefore begins with controlling where water goes and how long vulnerable areas remain wet.

Check Gutters and Downspouts

Gutters and downspouts should collect roof runoff and discharge it in a way that does not concentrate water beside masonry. Overflowing gutters can wet walls repeatedly, while short or poorly directed downspouts can create localized saturation. Seasonal inspection is particularly useful before periods of heavy rain and before winter conditions arrive.

Keep Surface Water Away From Masonry

Walkways, patios, driveways, steps, and landscaping can change how water moves around a property. If grading directs runoff toward a masonry wall or foundation, the problem may persist even after the visible surface has been cleaned or repaired. Drainage should be considered as part of the complete property rather than as an isolated masonry detail.

Understand Freeze-Thaw Damage

Massachusetts winters can expose masonry to repeated freezing and thawing. Water that enters small openings can freeze and expand, placing stress on masonry and mortar. Repeated cycles can contribute to cracking, spalling, joint deterioration, and displacement. Existing defects should be evaluated before winter rather than assuming that a surface coating alone will solve the problem.

Inspect Mortar Joints and Cracks

Deteriorated mortar joints and cracks can create pathways for water. Before the winter season, homeowners can inspect visible joints, corners, steps, walls, chimneys, and other masonry features. Repointing or localized repair may be appropriate when deterioration is identified, but the repair should be compatible with the existing construction and should address the actual condition.

Be Careful With Sealers and Coatings

A sealer or coating is not automatically the correct solution for every brick or stone surface. Products differ, and some applications can change how moisture moves through masonry. Before applying a product, homeowners should understand the material, the condition of the surface, and the purpose of the treatment. Moisture problems should not be hidden beneath a coating without first addressing their source.

Prepare Masonry Before Winter

A practical seasonal checklist can include clearing gutters, checking downspouts, looking for standing water, inspecting mortar joints, checking visible cracks, and examining areas where snow and ice accumulate. Early attention can make it easier to address minor maintenance issues before cold weather limits access or repeated freeze-thaw cycles worsen deterioration.

When Professional Assessment Is Needed

Professional evaluation is appropriate when water continues to enter a masonry area, cracks are changing, units are loose, mortar is deteriorating extensively, or the condition is difficult to identify. Eddy's Construction & Masonry serves homeowners in Marlborough and Eastern Massachusetts and can evaluate masonry, stone work, drainage-related conditions, and repair needs as part of the overall property.

Protect Masonry Without Hiding Problems

Weather protection should improve the conditions around masonry rather than simply conceal visible deterioration. Before applying a coating, sealer, or other treatment, homeowners should understand why the surface is wet, stained, or deteriorating. A treatment that does not address the source of moisture may provide little long-term benefit. In some cases, improving drainage or repairing mortar joints can be more important than applying a surface product.

Snow and Ice Around Masonry

Snow and ice can create additional moisture and access challenges around steps, walls, patios, walkways, and other masonry. Homeowners should avoid practices that unnecessarily damage masonry surfaces or concentrate meltwater against vulnerable areas. Where snow removal equipment is used, care should also be taken around edges, joints, and features that can be damaged by impact. Seasonal maintenance should focus on preventing repeated exposure to water and physical damage.

Plan the Work Around the Whole Property

Weather protection is also connected to the surrounding landscape. Planting beds, irrigation, retaining features, and hardscape can all influence how much water reaches masonry. Sprinklers should not continuously wet walls, and landscape changes should not create new drainage paths toward foundations or masonry features. When a new patio, walkway, retaining wall, or other exterior project is planned, drainage should be considered before construction rather than after water begins collecting in an unwanted location. Protecting masonry is therefore part of good property planning as well as routine maintenance.

A Practical Maintenance Approach

For homeowners, the most useful principle is to treat masonry as part of a complete exterior system. The wall, joints, drainage, roof runoff, grading, adjacent hardscape, and seasonal exposure all interact. A repair or maintenance decision is more likely to provide a durable result when those surrounding conditions are considered at the same time. If a condition is unclear, documenting it and requesting an evaluation is preferable to applying a product or making a repair based only on appearance.

Related Masonry & Stone Resources

For related guidance, explore Masonry & Stone Care Brick and Stone Cleaning Masonry Repair Brick and Stone Repointing.
