Masonry & Stone Care

Masonry & Stone Care: How to Maintain Brick, Stone, and Masonry Surfaces

Published: September 28, 2026By Edmar

Why Masonry and Stone Care Matters

Brick and stone can provide durable exterior surfaces, walls, steps, patios, chimneys, and other features, but long-term performance depends on more than the visible material. Masonry and stone care includes routine observation, appropriate cleaning, moisture management, mortar-joint maintenance, and timely repair when a problem develops. A small defect can become more difficult to address if water repeatedly enters the assembly or if damaged mortar is left untreated.

Start With a Regular Visual Inspection

A homeowner does not need specialized equipment to perform a useful first inspection. Look for new cracks, loose or displaced masonry, deteriorated mortar joints, staining, efflorescence, water marks, damaged sealants, and areas where water appears to collect. Changes around doors, windows, steps, retaining walls, chimneys, and foundation masonry can also deserve attention. The purpose of an inspection is not to diagnose every defect, but to identify changes that may justify a closer evaluation.

Keep Water Moving Away From Masonry

Water management is one of the most important parts of masonry maintenance. Gutters and downspouts should discharge water away from vulnerable areas, grading should not direct runoff toward walls, and drainage around hardscape should be considered when water repeatedly collects beside masonry. Persistent moisture can contribute to staining, efflorescence, mortar deterioration, freeze-thaw damage, and other problems. Cleaning a surface without addressing the source of recurring moisture may only provide a temporary improvement.

Clean Brick and Stone Carefully

Different masonry materials and finishes can react differently to cleaning methods. Aggressive pressure washing, unsuitable chemicals, or abrasive techniques can damage a surface or mortar joints. Cleaning should be selected according to the material, type of staining, age, condition, and surrounding construction. When the condition is uncertain, a small test area and professional evaluation can help avoid unnecessary damage.

Pay Attention to Mortar Joints

Mortar joints are part of the masonry system and should not be treated as a cosmetic detail. Weathered, recessed, cracked, or missing mortar can allow water to reach areas that should remain protected. Repointing may be appropriate when joints have deteriorated, but the repair method and mortar should be compatible with the existing masonry. Removing sound material unnecessarily can create additional problems, so the extent of repair should be based on actual condition.

Prepare Masonry for Massachusetts Weather

Masonry in Massachusetts is exposed to seasonal moisture, freezing temperatures, snow, ice, and repeated freeze-thaw cycles. Before winter, homeowners can check drainage, gutters, downspouts, joints, steps, walls, and other exposed masonry for visible problems. Addressing water-management issues and deteriorated areas before repeated freezing can reduce the chance that a small maintenance issue becomes a larger repair.

When Professional Masonry Care Makes Sense

Professional evaluation can be useful when masonry is cracking, moving, separating, repeatedly becoming wet, losing mortar, or showing deterioration that is difficult to identify from the ground. A contractor can evaluate the visible condition together with drainage, surrounding hardscape, access, and other site factors. For homeowners in and around Marlborough and Eastern Massachusetts, Eddy's Construction & Masonry can help evaluate masonry and stone work and identify an appropriate next step.

Seasonal Masonry Care Checklist

A simple seasonal routine can help homeowners notice changes before they become major repairs. In spring, inspect masonry for damage that may have appeared after winter and look for areas where water is collecting. During summer, check surfaces after heavy rain and pay attention to staining or recurring dampness. In fall, clear leaves from drainage paths and confirm that gutters and downspouts are functioning properly before winter. These checks do not replace professional inspection, but they create a useful record of how the property changes over time.

Avoid Unnecessary DIY Repairs

Masonry maintenance is sometimes approached as a cosmetic project, but repairs can affect how a wall or other assembly handles moisture and movement. Painting over damaged masonry, filling a crack without understanding its cause, or applying an incompatible coating can make future evaluation more difficult. Homeowners can safely document visible conditions and keep drainage areas clear, but repairs involving significant cracking, movement, loose masonry, or deteriorated structural areas deserve appropriate professional attention.

Plan the Work Around the Whole Property

Another useful part of maintenance is keeping a record of repairs and recurring conditions. If the same wall develops staining every spring, or if a joint repeatedly becomes wet after storms, that pattern is valuable information for the next inspection. Masonry performance is influenced by the building and site around it, so a history of conditions can help a contractor understand what has changed. Homeowners should also keep records of previous repointing, cleaning, drainage work, and other exterior repairs when those records are available.

A Practical Maintenance Approach

For homeowners, the most useful principle is to treat masonry as part of a complete exterior system. The wall, joints, drainage, roof runoff, grading, adjacent hardscape, and seasonal exposure all interact. A repair or maintenance decision is more likely to provide a durable result when those surrounding conditions are considered at the same time. If a condition is unclear, documenting it and requesting an evaluation is preferable to applying a product or making a repair based only on appearance.

Related Masonry & Stone Resources

For related guidance, explore Brick and Stone Cleaning Masonry Repair Weather Protection Brick and Stone Repointing.
